GROSS DEPENDENT AREA

These are covered areas for exclusive use, even if they constitute common parts, even if located outside the building or fraction, whose uses are accessory to the use for which the building or fraction is intended. To this end, garages and parking lots, storage rooms, animal housing, accessible attics or basements, as long as they are not integrated in the gross private area, and other private areas with different functions from the previous ones, are considered accessory places.

Attics

They can only be considered residential areas if they comply with the RGEU, and thus will be considered private gross areas. However, since they rarely have the legal ceiling height, designers designate these areas as "storage" areas, and thus they will be considered dependent gross areas.

Covered but open balconies

These are accessory areas with a different use than the fraction, thus dependent gross area.

Garage

Accessory area, therefore dependent gross area.

Pantry installed in the balcony, as long as it is open (no canopy) - accessory area, therefore dependent gross area.

Pantry or storage room installed in the basement, attic or outside the fraction - accessory area, therefore, gross dependent area.
