Land register

The land register is a document for each property, issued by the Autoridade Tributária (AT) and is also called certificado Matricial, being an essential document for the transaction of a property or its deed.


This document is indispensable and can be useful to calculate the amounts to pay in the scope of the taxes charged by the municipalities and the State (IMI - Municipal Tax over Real Estate; IMT - Municipal Tax over the Onerous Transmissions of Real Estate and Stamp Tax over the purchase), since it is in this register that you can also consult the Taxable Patrimonial Value (VPT).


THE CADERNETA PREDIAL AND RÚSTICA CONTAINS DATA SUCH AS


- Identification of the building: district, municipality, parish and matrix article (number attributed to the building by the Finance Department);

- Location of the property: full and detailed address or place

- Confrontations of the property: in the case of land (North/South; East/West)

- Description of the property: type of property (what is the property regime), detailed description of the property, use, number of floors, typology/divisions (if applicable);

- Areas of the building: total area of the land, built-up area and other areas that should be mentioned;

- In the case of Autonomous Fractions: indication of the corresponding letter;

- Autonomous fraction: indication of the corresponding letter;

- Identification of the autonomous fraction: indication of the floor, as well as the location of the fraction;

- Elements of the fraction: allocation or purpose for which it is intended (housing, services, commerce, etc.) typology, fraction fraction fraction number of floors;

- Fraction areas: gross private area and gross dependent area;

- Property valuation data (same for houses/apartments/land, etc.): year of registration in the land registry, current taxable value (VPT) of the fraction and respective date of attribution and formula used for the calculation of the VPT;

- Owners: tax identification, name and address.


TO FORMALISE ALL THE ASSOCIATED BUREAUCRACIES, IT IS NECESSARY TO PRESENT THE CADERNETA PREDIAL.

- If you are buying, selling or renting a property;

- To ask for a housing credit;

- To obtain the energy certificate of the house or to sign water/lighting contracts;

- It can also be used to calculate some taxes related to the property, like the Patrimonial Taxable Value (VPT), the Municipal Tax over Real Estate (IMI) and the Municipal Tax over the Transfer of Real Estate (IMT).


The added value of this document is that it can also help you pay less IMI.


How? It's simple: if the VPT of your house is out of date, the amount of this tax that you have to pay may be higher than the real value that you should be paying.


You can request a revaluation through IMI Form 1 at the property's tax office.

HOW YOU CAN OBTAIN THE LAND REGISTER:


There are two ways to request the land register: in person or online.

This document has the same legal value regardless of how it is requested.


- You can go to an IRS office and request the Caderneta Predial of your property. All you need to do is present your ID document and through your NIF the Tax Department will know which properties you own. The issuance of the document by the Tax Office has an associated cost.


- You can comfortably access the Portal das Finanças and request this document through the Internet. The online request is free.

FOR THAT YOU JUST NEED TO


- Access the "Portal das Finanças" using your access code (which is the same used to fill out the IRS);


- Select > All Services;


- Go to the option > Buildings and click on > Consult Property Patrimony;


- A new page will open up listing all of the properties that you own;

- You must then select the caderneta predial of the property you want and save or print the PDF document.
