Certificate of Title

The Certificate of Title is a kind of legal identification of the house, containing all the records that have already been made about that property, as well as the constitution and location of the property, the ownership of the property (who the owners of the property are) and identifies any charges that may exist (such as liens, mortgages or registered usufructs).

This serves as proof, for all legal purposes and before any public or private entity, of the records regarding any property registered in the database of the Integrated System for Property Registration (SIRP).

In a very practical way, we can say that a certificate of content is nothing more than a document that contains all the records that have already been made for that property.

It will describe in detail the history of the property in terms of constitution, location, and confirms who the owners of the property are (in other words, to whom it belongs).

In addition, with this registration certificate, it is also possible to see what charges are associated with the property (such as liens, mortgages or registered usufructs) and to know all the records, allowing the legal status of the property to be known.

In a very summarized way, it is possible to say that the Permanent Certificate of Real Estate Registry is almost an identity card for a property
